Project Description: BRG 319A, LLC has proposed to rehabilitate the existing building at 319 A Street to allow commercial uses on the ground floor and residential uses on the upper floors. The Project will include approximately 48 residential units and approximately 5,000 square feet of gross floor area devoted to ground floor commercial space that is anticipated to be occupied by a restaurant. The project will involve a thorough renovation of the building interior, restoration of the historic facades including historically sensitive modifications and repairs to the building exterior such as the replacement of the damaged and deteriorated windows and doors, and the construction of an outdoor dining terrace for use by prospective restaurant tenants. There will be no expansion of the existing building envelope, with the exception of a new stairway headhouse and new elevator vestibule that will allow access to the roof. The Proponent has also submitted a Planned Development Area development plan for the proposed Project.

BRA Approves 319 A Rear

The BRA announces the approval of the 319 A Rear project:

$150million Residential Project Approved in Boston’s Innovation District


BRA board approved a $150million, residential project at 319 A Street Rear -bringing new rental housing to Boston’s Innovation District. 319 A Street Rear will be a 268,500 square-foot, 21-story, 180 foot-tall building that will be home to 184 new rental apartments. The building will be the first rental building built as part of the City’s Innovation District. Located in the heart of the Fort Point Channel this redevelopment will support of the Innovation District, through the creation of twenty-seven “innovation housing” units at 63 Melcher Street. The innovation housing units are intended for individuals whose income is too high to qualify for formally restricted affordable housing units but who are often priced out of the housing market. The innovation units are a smaller unit type that have a flexible layout and have access to a shared common area.

319 A Street Rear will also include nineteen affordable housing units and five affordable artist live/work units located at 63 Melcher Street. Construction is set to begin in 3rd quarter 2011 with an estimated completion date in the 3rd quarter 2013. 319 A Street Rear will be developed by Archon Group, L.P. and Goldman Properties. This project will create 200 construction jobs and 30 permanent jobs.

Archon Scales Back 319 A St.

Fort Point Developers Downsize Project, Succumb To BRA’s Demands

The Archon Group and Goldman Properties have scaled back the size of their proposed Fort Point residential tower, bowing to pressure from the Boston Redevelopment Authority and neighborhood residents.

In backing off plans to plant a 240-foot tower at 319 A St. Rear in South Boston, Archon and Goldman are also pulling a significant community benefit - the donation of a Summer Street warehouse for artist live/work space.

The BRA told the developers Thursday that its proposed warehouse donation at 327 Summer St. did not constitute enough of an "exceptional" community benefit to warrant a building height 60 feet over the current 180-foot zoning limit. The BRA asked Archon and Goldman to either reduce the size of their proposed tower, or to significantly increase their benefits package.

A Boston development team has proposed a 25-story residential tower in the city’s Fort Point Channel neighborhood.

The project at 319 A Street Rear by Archon Group and Goldman Properties would be the neighborhood’s tallest building, at 240 feet, and include 232 apartments.

Under the plan submitted yesterday to the Boston Redevelopment Authority for the 315,000-square-foot residential high-rise, a five-story former warehouse at the site would be demolished to make way for the new building.

The city of Boston received a proposal late Thursday from two out-of-state developers that details a substantially scaled-back blueprint to convert a Fort Point Channel warehouse populated by artists into a 25-story residential tower in South Boston.

The plan, submitted by New York-based Goldman Properties and Archon Group, the real estate arm of Wall Street titan Goldman Sachs, would comprise 315,000 square feet, of which 259,000 square feet would be dedicated to residential space. That footprint is considerably smaller than the developers’ prior plan to build two buildings at the site.

Goldman Properties filed plans yesterday for property currently occupied by a five-story warehouse that contains artist studios. Goldman did not indicate when it intends to begin construction, saying the economic climate must improve first.
