Dear South Boston Residents and Community Members,

We are writing to share important news about the future of our company.

 

Today, we are announcing to our employees that we have decided to locate our new Headquarters and Technical Innovation Center at 232 A Street in South Boston. We plan to buy this property from Breakthrough Properties which was recently subject to an extensive development review process, and build a modern, state-of-the-art home there. This decision will support our future success and honor our roots in the very neighborhood where our company began almost 125 years ago.

 

This decision represents our largest single investment ever in Boston, nearly $1 billion, underscoring our confidence in this city as a global innovation destination. This choice is not just about our business; it is an investment in Boston itself. This very intentional choice will help catalyze neighborhood growth and continued success, and bring tangible benefits to the community, including construction and trade jobs, new open space, sidewalks, bike lanes, waterfront access, civic/cultural elements, and more.

 

This is also just the beginning. We continue to make progress in reimagining our existing 31-acre campus in partnership with you, the City, area leaders and the broader community. We are thrilled that our future headquarters will live in the heart of this vibrant, mixed-use neighborhood — one that will bring incredible benefits and amenities for all.

 

This exciting advancement in Boston builds on the significant progress we are making in Andover, where the exterior of our 21st Century Manufacturing Center is complete after breaking ground last Spring. Together, both projects represent an approximate $1.5 billion investment in the Commonwealth and the largest investment we have ever made in our Grooming operations.

 

We are very excited about the future ahead on all fronts, and we hope to begin construction in Boston as soon as 2027, taking an important step toward the future for Gillette and the community.

P&G is trying to reshape our neighborhoods and not in a good way. Their current proposal for rezoning the P&G Gillette site prioritizes oversized towers and dense commercial spaces, with little regard for the people who actually live in Fort Point or our neighbors in St. Vincent's and West Broadway.

Here’s what we’re fighting for (We need your voices): 

✅ Height limits that respect the existing fabric and conditions of the adjacent neighborhoods, keeping in mind the historic Fort Point Channel Landmark District.  Proposed building heights should be reduced, with maximum heights capped at 180 feet, and buildings along abutting neighborhood streets limited to no more than 100 feet on A Street and 150 feet on West Second Street and Dorchester Ave.

✅ A real mix of uses with a minimum of 40% housing-including onsite affordable home ownership and rental housing, neighborhood-serving retail spaces, 10% for City-managed civic spaces like a library and a community center, and a destination cultural facility or cultural spaces including a boathouse. 

✅ A pedestrian-first street design for A Street and W. 2nd and a street network that ensures safe access to Broadway Station, surrounding transit, and provides a real solution for access to I-90 and I-93, along with a pedestrian bridge over the Channel. 

✅ Flood protection and resiliency infrastructure that safeguards our homes from sea level rise and heavy rain events before P&G exits their 31 acre site.

✅ A meaningful 6+ acre City-owned public waterfront park (privately created and maintained), with the existing Harborwalk and South Bay Harbor trail - all fully protected from sea level rise.

5/6: 346 D St & 218 W 1st St Public Improvement Plan Meeting, a draft plan presentation, at 6:30pm. The draft Public Improvement Plan addresses remediation of the existing ground pollution of this Brownfield site. Verizon and the property owner of 346 D Street, Oliver Street Capital, are proposing relocating the existing South Boston Verizon facility from 649 Summer Street to 346 D Street. The project entails configuration changes to the site, demolition of four buildings. Comment deadline 5/27.

The ride is sponsored by Walk Boston and the Boston Cyclist Union and will memorialize the 13 victims of traffic violence in 2024. Gracie's mother Gina will be flying into Boston to speak. Meet on the Harborwalk side of Martin's Park for a Memorial at 6pm followed by the ride. This ride is a part of Ride of Silence, a movement of silent group bike rides happening worldwide each year on May 21st honoring victims of traffic violence and advocating for safer streets. (new event)

Gillette Announces Master Plan Development Filings To The Neighborhood

P&G Gillette is excited to let you know that they filed a Master Plan for the South Boston site along Fort Point Channel. We’ve been proud to call this site our home for over 120 years, and this filing is the culmination of years of thoughtful consideration to develop a long-term plan that not only is right for our company, but for the future of the South Boston neighborhood and city at large. The plan aims to transform our 31-acre Gillette campus into a vibrant mixed-use development that prioritizes community and economic opportunities for all Boston residents.

This redevelopment represents a generational opportunity to reshape our transit-oriented campus for the next century, aligning with community aspirations and regional priorities for a vibrant future.  The draft Master PDA, supplemental and additional information filings can be viewed here.

 

The Master Plan has benefited from well over a year of engagement with key community stakeholders, residents and local organizations, including over 15 meetings and workshops. Residents and neighborhood groups provided important feedback about their goals and vision for the site that we have incorporated into this filing including:

·        A Vibrant Connection: Designing new streets and public spaces to enhance connectivity across the neighborhood and to the waterfront.

·        Urban Waterfront Open Space: Incorporating a 6.5-acre signature open space alongside smaller accessible areas to meet diverse community needs.

·        A Hub for Civic Space and Cultural Opportunity: Creating dynamic spaces for gathering, creativity, and year-round activities and experiences.

·        Resilient and Future-Focused: Committing private investment to critical resiliency efforts and mobility solutions (for pedestrians and cyclists) to ensure a safer, more sustainable neighborhood.

·        Housing: Introducing thoughtfully planned housing, with at least 30% of the new development reserved for residential use, along with the potential for millions of dollars in linkage funds to support affordable housing initiatives in Boston.

·        Careers for the 21st Century: Generating thousands of modern, meaningful jobs that support families and fuel Boston’s future, thereby expanding economic opportunities and growth across the city.

 

The Master Plan filing will kick off a formal review by the City’s Planning Department that will include more rounds of community engagement and opportunities to continue to provide feedback. In addition to the public meetings, we are open to connecting with your organization directly at an upcoming meeting.  Please let us know if you are interested in this and we will work to schedule a discussion.

BU Grad Students Invite The Community To Gillette Visioning Workshop

Dear Neighbor,

FPNA and the West Broadway Neighborhood Association (WBNA) started collaborating with Boston University’s Initiative on Cities in September 2024 to explore alternative ideas for the redevelopment of the 30+ acre P&G Gillette Manufacturing site.

Last fall, students from BU’s Urban Research Methods course (MET UA 703) conducted a study on the existing conditions of the site and surrounding neighborhood.

This spring, students in the Urban Studies Capstone course (MET UA 805) are developing a neighborhood vision plan to help guide community discussions with Gillette.

As part of this effort, FPNA and WBNA are hosting an in-person community workshop where neighbors can share their thoughts on desired amenities and activities on:

The Fort Point Neighborhood Association (FPNA) in collaboration with the West Broadway Neighborhood Association has partnered with Boston University first via their Metrobridge Initiative on Cities Program to support the community as we prepare to engage the City of Boston and Procter & Gamble in discussions about the redevelopment of the 31-acre Gillette manufacturing site in our neighborhood

The first phase focused on documenting the existing conditions of the redevelopment site and collecting preliminary data from a range of sources, including neighbors at last November's Help Shape The Future Of The Neighborhood event. 11/12: Boston Civic Design Commission Monthly Public Meeting at 5pm with greetings from the new Chief of Planning Kairos Shen.

11/12: 244 – 284 A Street Watersheet Activation and Floating Dock Virtual Public Meeting from 5:30pm to 7pm.  A presentation will be followed by a Q&A session.

11/13: City Council Committee on Ways and Means Hearing on Docket #1002, A hearing to create a Boston Development Fund in the Planning Department at 2pm.The creation of a $100 million development fund, using a one-time appropriation from the city’s “free-cash” balance, would be targeted at boosting development across the city; and allow developers to tap into the fund for four reasons:

• city granting lower-than-market-rate loans targeted at building already permitted housing units
• city purchasing permitted-but-unbuilt IDP units as forever-deeply-affordable units owned by the city
• city matching a development’s coastal resilience effort up to $1,000,000
• city purchasing retail vacancies in unbuilt office buildings to use as civic space such as libraries, senior centers, day cares, and community centers (similar use of Chapter 91 public spaces).

11/19: Boston Police Department COMPSTAT Public Meeting from  6-7:30 PM at Gillette Headquarters, 1 Gillette Park.  COMPSTAT has traditionally been an internal meeting where Boston Police Department (BPD) leaders discuss current crime trends and patterns in all of the City’s districts and coordinate planning to strategically address them. In 2023, the BPD began incorporating the community as a key partner in these efforts, to improve the BPD’s work to address the continually changing needs of the communities they serve. Help Shape The Future Of The Neighborhood

At the September and October Neighborhood Gatherings, FPNA with the West Broadway Neighborhood Association (WBNA) introduced Boston University's Metrobridge Initiatives on Cities program regarding the Gillette Redevelopment.  Graduate students at BU taking the course MET UA 703: Urban Research Methods are doing research on our behalf to develop a data driven neighborhood point of view on the existing conditions of the area and our future needs. This work includes in person data gathering and on-line surveys. 

For residents who are interested in how the neighborhood adapts to new developments, we would like to invite you to a unique opportunity to further engage on this topic.

On Thursday afternoon, the Wharf District Council will present the public/private partnership that created the district’s “Conceptual Masterplan for Climate Resilience” based upon the City’s Climate Ready.

10/21: 259-267 Summer Street (aka the Boston Wharf Co sign building) Public Meeting from 6-8pm. Convert existing office building to mixed-use building, to contain approximately 77 dwelling units, with amenity space, and approximately 3 commercial/retail units, as part of the Office to Residential Conversion Pilot program.  Register.

10/21: 22 Drydock Avenue Public meeting at 6pm. The Notice of Project Change (NPC) proposes the construction of a pedestrian bridge connecting the third floor of ISQ2 to the third floor of ISQ3 over Northern Avenue. The NPC Project includes approximately 1,440 square feet of new construction with minimum clearance height of approximately 32.5 feet over all portions of Northern Avenue.

10/21: MA ResilientCoasts Public Meeting at 6pm.  The goal of the ResilientCoastsinitiative is to develop a comprehensive, state-wide strategy for coastal resilience in the Commonwealth. In collaboration with the state’s coastal communities and other stakeholders, ResilientCoasts will pursue a multipronged approach to identify regulatory, policy, and funding mechanisms to develop focused long-term solutions. Take Survey by November 18th.

10/24: Gillette’s in-person Community Workshop at 6pm at 105 W 1^ST Street for pre-filing planning of the redevelopment of Gillette’s approximately 31-acre site along the Fort Point Channel. It is anticipated that the Project will be built out in phases. It is further anticipated that the Project will support the transition from a site located in a Manufacturing Zone where allowed uses are primarily commercial and industrial uses to a site zoned to also include residential uses as allowed uses. It is further anticipated that redevelopment of the Project Site will include a combination of contiguous, usable green open spaces linked to adjacent public realm improvements
