Fort Point Landmarks January 2024 Meeting

I.   ADMINISTRATIVE REVIEW/APPROVAL: In order to expedite the review process, the commission has delegated the approval of certain work items, such as those involving ordinary maintenance and repair, restoration or replacement, or which otherwise have a minimal impact on a building’s appearance, to commission staff pending ratification at its monthly public hearing. Having been identified as meeting these eligibility criteria and all applicable guidelines, the following applications will be approved at this hearing:

► Applicants whose projects are listed under this heading NEED NOT APPEAR at the hearing. Following the hearing, you will be issued a Determination Sheet to present at the Inspectional Services Department (1010 Massachusetts Avenue) as proof of project approval when applying for permits. ISD personnel will send an electronic copy of your building-permit application to the commission staff for review. (To avoid potential confusion, the text of your building-permit application should be consistent with the project description given below.) Commission staff will accordingly authorize the execution of the work,attaching any applicable provisos, reflecting the relevant guidelines and precedents.

► PLEASE NOTE THAT FOLLOWING ISSUANCE OF THE DETERMINATION SHEET NO FURTHER CORRESPONDENCE WILL BE ISSUED FOR THE APPLICATIONS LISTED. This 1 million square feet+ mixed-use development is composed of a residential building, an office building and a laboratory/research and development Life Sciences building plus required parks and open space. 

12 Farnsworth is an office to office/labs Life Sciences conversion located at 12-22 Farnsworth St, and is scheduled to be at Zoning Board of Appeals on February 15th. 51 Melcher Street is a conversion of an existing approximately 97,000 square foot office building at 51-61 Melcher Street to life science use. The project will be undergoing BPDA  Article 80 public review. An Expanded Project Notification Form was filed in December and is available here. A PDA amendment filed March 3, 2022.

17 - 31 Farnsworth St: Toronto-based real estate investment firm BentallGreenOak is proposing to replace a parking garage on Farnsworth Street in Fort Point with a four-story life sciences building. The new building, located at 17-31 Farnsworth St., would include just over 78,000 square feet of floor space, according to a letter of intent filed with the Boston Planning and Development Agency that was published Friday. The parking garage now at the site is six stories tall, including rooftop parking, with spots for 361 vehicles. In the last quarter of 2021,12 Farnsworth, a six story 59,146-square-foot office/retail property, and adjacent parking lot (11 Sleeper St) sold to San Diego-based Phase 3 Real Estate Partners who plans to convert the office building to Life Sciences labs and offices. 

The proposal includes additional roof mechanical equipment related to Life Sciences and slight changes to loading dock, utility upgrades, interior renovations to floors 2 through 6. The restaurant space, Flour Bakery, will remain. 

The site is subject to Groundwater Trust Overlay District and Land Subject to Coastal Storm Flowage under Boston Wetlands Protection Ordinance administered by the Boston Conservation Commission and is within the Coastal Flood Resilience Overlay District. 

To track the status, use the ZBA Appeal Tracker, which shows a Zoning Board of Appeal Date of February, 15, 2022.

On a related note, 11 Sleeper Street will be in front of the Fort Point Landmark District Commission at their January 13, 2022 public meeting for the replacement of the existing transformer and concrete pad.12 Farnsworth presented at Landmarks in September of 2021.
